This is the buyer’s path in order. Use it as a checklist, and open each linked guide when you reach that step.
Before you make an offer
- Pick the part of town that fits. Which area fits you asks about the lake, downtown, HOAs and commute, and the drive-time board shows no-traffic estimates.
- Work out the monthly cost with the cost-to-own worksheet. It uses only your numbers.
- Check whether the address is in the city. A Flowery Branch mailing address does not answer it; see city limits or unincorporated Hall.
- Run the school locator for the exact address. See school zones.
- On a lake lot, get the seller’s dock permit number and check the Corps permit record for that lot. See Lake Lanier dock permits.
- Browse homes for sale in Flowery Branch and the neighborhood guide.
The 30542 ZIP area is much larger than the city. The 2020-2024 ACS estimates about 38,605 people in ZIP Code Tabulation Area 30542, against about 10,925 in Flowery Branch city. A 'Flowery Branch, GA 30542' address does not by itself mean a home is inside the city limits. (U.S. Census Bureau, checked 2026-10-19)
Making the offer
Your offer sets the clock for everything that follows, so build the local checks into it. Ask your agent to set a due-diligence period long enough to get the county septic record, a survey and the inspections you need. On a lake lot, write your questions for the Corps down before you sign, so nothing is left to the last week.
- Ask the listing agent for the seller’s utility bills, last year’s tax bills and any HOA documents up front.
- On a lake lot, ask for the dock permit number and copies of any Corps letters.
- Note anything the listing claims that you still need to confirm: sewer, school, city limits, dock.
- Keep a single list of who you asked, what they said and when.
Due diligence
Once you are under contract, confirm the things a listing cannot. The checker below builds the list for one address.

Ask an agent about a specific home
This checklist is general information from public sources, not legal, tax, survey or inspection advice. Your contract’s due-diligence period is set by your contract; ask your agent or closing attorney.
- Sewer or septic: get a utility bill or the county septic record. See sewer or septic.
- Flood: look the parcel up on the FEMA flood map. On the lake, that is separate from the Corps’ flowage-easement line.
- Survey and title: ask for a survey and read the title work for easements, including any recorded flowage easement on lake lots.
- HOA: read the declaration, rules and any rental limits before the due-diligence period ends.
- Taxes: look up the parcel on qPublic and read last year’s bills. See property taxes.
- Inspections: a general home inspection, plus septic and dock inspections where they apply.
FEMA's Flood Map Service Center (msc.fema.gov) is the official public source for National Flood Insurance Program flood hazard information. Buyers can search an address there to find the effective flood map. (FEMA, checked 2026-10-19)
Closing
Read the tax lines on your settlement statement, and ask the closing attorney who pays this year’s property tax.
The Hall County Tax Commissioner says the owner of record on January 1 is responsible for that year's property tax. Buyers and sellers should check closing documents or the closing attorney for who actually pays. Sellers should send sales documents to the Tax Commissioner to shift liability. (Hall County, checked 2026-10-19)
If the home has a dock, have the change-of-owner documents ready so you can file as soon as the deed records. Ask the closing attorney for a copy of the recorded deed and the survey; the Corps asks for both.
The Shoreline Management Plan says dock permits cannot be transferred. They become null and void when the property is sold or transferred, or when the permittee dies. New owners must notify the Corps of their purchase and apply for a new permit. (U.S. Army Corps of Engineers (archived page), checked 2026-10-19)
After you move in
A few local tasks have deadlines that start at closing or on January 1. Put them on a calendar the week you move in, and keep the records from your purchase in one place; you will need them again when you sell.
- Apply for City water and sewer in person if the home is on City service.
- File the Corps change-of-owner paperwork for any dock, and do not change the dock or shoreline until the Corps answers.
- Apply for your homestead exemption. You must own and live in the home on January 1 of the tax year. See homestead after you buy.
- Watch for your assessment notice and its appeal window.

No. The Census Bureau estimates about 38,605 people in ZIP area 30542 against about 10,925 in the city, so a Flowery Branch address alone does not mean a home is inside city limits.
