What the corridor is
Spout Springs Road is the spine of Flowery Branch’s newer growth. It starts at the interstate and runs toward Braselton, with subdivisions, shops, churches and schools along it.
The road, from Hall County
- Hall County describes Spout Springs Road as mainly a rural two-lane road connecting Flowery Branch with Braselton, busy with traffic from subdivisions, national retailers, churches and schools. Hall County, checked 2026-10-19
- I-985 Exit 12 is the Spout Springs Road exit. The City's directions to Bay Park take Exit 12 and go west toward Lake Lanier on Phil Niekro Blvd. City of Flowery Branch, checked 2026-10-19
The widening
This is the check that is unique to the corridor. The first phase is done; the second has a schedule, and a lot along it may face right-of-way purchases and construction.
Hall County and GDOT are widening Spout Springs Road to four lanes with a raised median, turn lanes and pedestrian facilities. Phase I (Hog Mountain Road to Union Circle) is complete and open. For Phase II (Union Circle to south of Thompson Mill Road), right-of-way purchases started in fall 2023 and are expected to finish by summer 2027, and construction is scheduled to begin in fall 2027. (Hall County, checked 2026-10-19)
Before you offer near the second phase, look at the county’s project map for that stretch and ask whether the lot is affected. Schedules are the county’s and can slip. Ask the seller in writing whether they have had any right-of-way contact from the county about the lot, and look at how the finished first phase changed driveway turns and access for homes along it.
City or county: parcel by parcel
The points near I-985 and near the high school fall inside the city on the Census boundary file, but the road runs on through areas that were not tested. Two homes a short drive apart can have different tax bills and different zoning authorities.
Jurisdiction
- The Census Bureau's geocoder puts these points inside Flowery Branch city: the depot (5302 Railroad Ave.), City Hall (5410 Pine St.), the Sterling on the Lake clubhouse (7005 Lake Sterling Blvd.), Safe Harbor Hideaway Bay (6334 Mitchell St.), Spout Springs Road near I-985, Flowery Branch High School (4450 Hog Mountain Rd.) and the Falcons headquarters (4400 Falcon Pkwy.). Sewer from two providers
Sewer is available in parts of the corridor, but not from one provider. Hall County runs its own treatment plant here, and the City serves some addresses.
Who provides sewer
- Hall County broke ground on the Spout Springs Water Reclamation Facility expansion, which will raise wastewater capacity from 750,000 to 1.6 million gallons per day so the County can keep serving surrounding residents and businesses for the next 10 to 15 years. Hall County, checked 2026-10-19
- Not every Flowery Branch address is on City water. The City says some residents get water from the City of Gainesville, and it asks people to call to check whether a property is in its service area. City of Flowery Branch, checked 2026-10-19
The seller’s bill tells you which provider serves the house. If there is no sewer bill, ask whether the home is on septic and request the county record. See sewer or septic in Flowery Branch.
HOAs vary by subdivision
Most homes here sit in subdivisions, and each has its own covenants, or none. Ask the listing agent for the HOA name, the current dues in writing, any special assessments and the rules on fences, parking and rentals. Do not assume one subdivision’s rules from its neighbor’s.
Schools: location is not assignment
A high school sits on the road itself. That does not mean a nearby home is assigned to it. Check the district’s locator for the exact address.
Schools: location and lookup
- Cherokee Bluff High School, a Hall County Schools high school for grades 9 to 12, is at 6603 Spout Springs Road, Suite A, Flowery Branch. Hall County Schools, checked 2026-10-19
- Hall County Schools publishes an online School Attendance Locator map for checking which schools serve an address. Hall County Schools, checked 2026-10-19
- The district says children must enroll in the school where they are zoned unless a transfer is approved first. Hall County Schools, checked 2026-10-19
