Sterling on the Lake Homes for Sale

The short answer

Sterling on the Lake homes for sale are resales: the community’s own website says it is complete and the homes are sold. It has its own HOA office, and the Census boundary file puts its clubhouse inside Flowery Branch city limits. Before you offer, get the HOA documents and dues in writing, confirm the parcel’s tax district and utility provider, and check any lake claim lot by lot.

A finished community: every purchase is a resale

The most useful fact about Sterling on the Lake is the one most listing pages leave out. The developer has finished.

Sterling on the Lake's official website says the community is complete and the homes are sold. It points buyers to other Brookfield Residential communities. (Sterling on the Lake, checked 2026-10-19)

That changes how you buy. You negotiate with an individual seller, not a sales office, and there are no developer incentives to weigh. The condition of the house, its age and its inspection report matter more than a model home. If a listing describes a home as new, ask who built it, when, and what warranty is left.

The HOA

Sterling on the Lake's HOA office is at 7005 Lake Sterling Blvd., Flowery Branch (by appointment). The site says the name is a trademark of NNP-Looper Lake, LLC, and the developer Newland is now part of Brookfield Residential. (Sterling on the Lake, checked 2026-10-19)

We do not print dues or an amenity list, because the community’s own amenity pages are gone and we will not repeat builder marketing as fact. Get the real answers from the HOA for the address you are considering:

  • The current budget and the dues for that lot, in writing.
  • Any special assessments, pending or planned.
  • Transfer, initiation or capital contribution fees charged when the home sells.
  • The declaration, bylaws and rules, including any rental, parking, fence or exterior-change rules.
  • Whether there are open violations on the address.

Put those requests in early. HOA documents can take days, and your due-diligence clock keeps running.

City limits

The clubhouse point falls inside the city on the Census boundary file. Only that point was tested, so do not assume every lot is in the city. Check the parcel’s tax district on qPublic Hall County.

Jurisdiction

  • The Census Bureau's geocoder puts these points inside Flowery Branch city: the depot (5302 Railroad Ave.), City Hall (5410 Pine St.), the Sterling on the Lake clubhouse (7005 Lake Sterling Blvd.), Safe Harbor Hideaway Bay (6334 Mitchell St.), Spout Springs Road near I-985, Flowery Branch High School (4450 Hog Mountain Rd.) and the Falcons headquarters (4400 Falcon Pkwy.). • Owners of property inside Flowery Branch city limits get a separate City tax bill as well as the Hall County property tax statement. Hall County, checked 2026-10-19

The lake question

The name does not tell you whether a given lot touches Lake Lanier, and no source we found confirms Lanier frontage or Corps dock access for lots here. If a listing mentions lake frontage or a dock, ask which lake it means. If it means Lanier, check the Corps permit record for that specific lot, and read the Lake Lanier buyer’s guide.

Water and sewer

We found no source on the provider for this community. Ask the seller for recent water and sewer bills, which name the provider, and call it to confirm.

Not every Flowery Branch address is on City water. The City says some residents get water from the City of Gainesville, and it asks people to call to check whether a property is in its service area. (City of Flowery Branch, checked 2026-10-19)

Schools and roads

A high school sits on Spout Springs Road nearby, but location is not assignment. Check the Hall County Schools attendance locator for the exact address.

Schools: location and lookup
