What Old Town is
Old Town is the part of Flowery Branch that grew up around the railroad. The City dates the town to the arrival of the rail line, and the restored depot is still its center.
The town, from the record
- The City says Flowery Branch was established in 1874, one year after a rail line was built through the area connecting Charlotte to Atlanta. City of Flowery Branch, checked 2026-10-19
- The New Georgia Encyclopedia says the town was officially founded in 1874 as a railroad stop and was incorporated in 1903. New Georgia Encyclopedia, checked 2026-10-19
- The depot was long thought to date from 1901, but workers restoring it found bills of lading dated 1890 and 1891 in the freight room wall. The City's timeline lists 1890. City of Flowery Branch, checked 2026-10-19
The City’s own planning language describes the downtown this way:
The City calls its historic downtown 'Old Town' and describes it as a walkable downtown of small blocks. (City of Flowery Branch, checked 2026-10-19)
For things to do and places to eat downtown, the town itself is the best guide. This page sticks to buying a home here.
City limits and two tax bills
The depot and City Hall both fall inside the city on the Census boundary file, so expect an Old Town home to answer to the City for zoning and to get a City tax bill. Confirm the specific parcel’s tax district on qPublic Hall County anyway, because the line is irregular.
Jurisdiction and taxes
- The Census Bureau's geocoder puts these points inside Flowery Branch city: the depot (5302 Railroad Ave.), City Hall (5410 Pine St.), the Sterling on the Lake clubhouse (7005 Lake Sterling Blvd.), Safe Harbor Hideaway Bay (6334 Mitchell St.), Spout Springs Road near I-985, Flowery Branch High School (4450 Hog Mountain Rd.) and the Falcons headquarters (4400 Falcon Pkwy.). U.S. Census Bureau Geocoder, checked 2026-10-19
- Owners of property inside Flowery Branch city limits get a separate City tax bill as well as the Hall County property tax statement. Hall County, checked 2026-10-19
The historic district
This is the check that is unique to downtown. If you plan to change the outside of an Old Town home, find out first whether it sits in the local historic district and what needs approval.
Downtown is a local historic district overseen by the City's Historic Preservation Commission. Owners who want a 'material change in appearance', or a demolition, must apply for a Certificate of Appropriateness. Exterior paint color does not need HPC approval. (City of Flowery Branch, checked 2026-10-19)
Ask City Community Development whether the address is in the district before your due-diligence period ends, and get any renovation plan in front of them early. Repainting does not need approval; a new porch, siding or addition may.
The City has set up the Old Town and Commercial Gateways Tax Allocation District under Georgia's Redevelopment Powers Law, which reinvests incremental property tax revenue to help make private redevelopment feasible. (City of Flowery Branch, checked 2026-10-19)
A tax allocation district funds redevelopment from new tax growth. It does not set your tax rate.
Water and sewer
Old Town is the City’s core service area, but the City says service varies by address. Confirm the provider from the seller’s bill, and plan to open your account in person.
City utilities
- Not every Flowery Branch address is on City water. The City says some residents get water from the City of Gainesville, and it asks people to call to check whether a property is in its service area. City of Flowery Branch, checked 2026-10-19
- City of Flowery Branch water and sewer service must be applied for in person at City Hall, 5410 Pine Street. City of Flowery Branch, checked 2026-10-19
Near the lake, not on it
Downtown is close to Lake Lanier, but a downtown home is not a lake home by default, and nothing here comes with shoreline rights.
Lake access near downtown
- The City says Flowery Branch is one of the only, if not the only, historic Georgia downtowns on a lake. City of Flowery Branch, checked 2026-10-19
- The City's Flowery Branch Bay Park has shore and pier fishing but no boat ramp. The City says there are boat ramps right next door at Hideaway Bay Marina. City of Flowery Branch, checked 2026-10-19
- Safe Harbor Hideaway Bay, 6334 Mitchell St., Flowery Branch, has wet slips, dry storage (including garage units), a fuel dock, a ship's store, boat brokerage and the FishTales restaurant. It lists Flowery Branch Park 0.3 miles away and downtown 1 mile away. Safe Harbor Hideaway Bay (official marina pa, checked 2026-10-19
Marina slips are a separate contract with the marina, with their own terms and availability. If you want a home beside Corps shoreline, read the Lake Lanier buyer’s guide.
Getting around
From the depot, downtown Gainesville and the Mall of Georgia are each about 15 minutes with no traffic (OSRM estimate), and Midtown Atlanta about 50 minutes with no traffic (OSRM estimate). See the full drive-time board.
Checks that matter downtown
- Tax district on qPublic: City of Flowery Branch or not.
- Historic district status and any approvals your plans would need, from City Community Development.
- Water and sewer provider, from the seller’s bill.
- School assignment from the Hall County Schools attendance locator for that address.
- Flood status on FEMA’s flood map for any lot near a creek or the lake.
