Selling

Sell Your House in Flowery Branch, GA

The short answer

To sell a house in Flowery Branch, start by gathering the records buyers here will ask for: the deed and plat, utility bills that show sewer or septic, the septic record, HOA documents and, on the lake, your Corps dock permit file. Tell lake buyers early that the Corps permit ends at the sale. Then price, prepare and market the home with a local agent.

Buyers in Flowery Branch ask local questions: city or county, sewer or septic, the dock permit, the HOA. A seller who has the answers ready gives a buyer fewer reasons to hesitate during due diligence. This page lists what to gather and why.

Records to gather before you list

  • Your deed and the recorded survey or plat.
  • Recent water and sewer bills, or your septic records and pump-out receipts.
  • Last year’s tax bills: the Hall County statement and, if you are inside the city, the City bill.
  • HOA declaration, rules, recent minutes and contact details for the HOA.
  • On the lake: your Corps dock permit, any letters from the Corps and the dock’s measurements.
  • Permits and receipts for additions, roofs and major systems.

If you have a dock

The permit at a sale

  • The Shoreline Management Plan says dock permits cannot be transferred. They become null and void when the property is sold or transferred, or when the permittee dies. New owners must notify the Corps of their purchase and apply for a new permit. U.S. Army Corps of Engineers (archived page), checked 2026-10-19
  • The Corps says shoreline permits and licenses last at most five years, cannot be transferred, give no real estate rights and no exclusive use of government property. Lake Lanier's shoreline is open to the general public. U.S. Army Corps of Engineers (archived page), checked 2026-10-19

Tell buyers early, in the listing remarks or the disclosure packet, that the Corps permit does not pass to them and that they will apply for their own. A buyer who learns this at the closing table is a buyer who asks for time. Give them your permit number so they can check the Corps record before they offer.

To start the change-of-owner process, the Corps asks for: the recorded deed with tax stamp (not a security deed), the current recorded survey or plat, your own hand drawing of the dock with all dimensions, a hand-drawn site map, an Exhibit C electrical certification if the permit requires one, and proof of authority for trusts, LLCs, estates or HOAs. A ranger then inspects the facilities and shoreline. (U.S. Army Corps of Engineers (archived page), checked 2026-10-19)

Your current permit and your survey help the buyer prepare that package. Point buyers to our dock permit guide.

Septic and sewer

Hall County Environmental Health takes individual septic-system record requests by email with the property address and says they can take up to 3 business days. Owners in unincorporated Hall whose property is on septic must contact Environmental Health before applying for a county building permit. (Hall County, checked 2026-10-19)

Not every Flowery Branch address is on City water. The City says some residents get water from the City of Gainesville, and it asks people to call to check whether a property is in its service area. (City of Flowery Branch, checked 2026-10-19)

Request your own septic record before you list, so you see what a buyer will see. If the home is on sewer, a recent bill settles the question. See sewer or septic.

Taxes and homestead at closing

Taxes when a home sells

  • The Hall County Tax Commissioner says the owner of record on January 1 is responsible for that year's property tax. Buyers and sellers should check closing documents or the closing attorney for who actually pays. Sellers should send sales documents to the Tax Commissioner to shift liability. Hall County, checked 2026-10-19
  • Hall County says the new floating and base-year homestead exemptions do not transfer to a new owner. When a home sells, its taxable value resets to fair market value for the buyer, and the seller cannot carry the benefit to a new home. Hall County, checked 2026-10-19
  • Hall County reminds owners who move that they must reapply for the homestead exemption at the new home. Hall County, checked 2026-10-19

Check with your closing attorney how this year’s tax is handled at closing. Buyers will look at your bill, but your homestead caps do not pass to them, so expect questions. Reapply for homestead at your next home.

Rental licenses do not transfer

Short-term rentals in unincorporated Hall

  • Hall County's short-term rental chapter (Chapter 5.100) applies to property in unincorporated Hall County. Short-term rentals are permitted in all residential zoning districts there. Hall County, checked 2026-10-19
  • Hall County limits short-term rental occupancy to two guests per bedroom plus three per property. The business license cannot be transferred to another person or location. Hall County, checked 2026-10-19

If you have run the home as a short-term rental, tell investor buyers that the license does not go with the sale. Inside the city, we could not confirm the City’s own rental rules, so point buyers to the City.

Downtown homes

Downtown is a local historic district overseen by the City's Historic Preservation Commission. Owners who want a 'material change in appearance', or a demolition, must apply for a Certificate of Appropriateness. Exterior paint color does not need HPC approval. (City of Flowery Branch, checked 2026-10-19)

Buyers of an Old Town home may ask what they can change. Have any past Certificates of Appropriateness ready.

Questions buyers will ask

  • Is the home inside the City of Flowery Branch or in unincorporated Hall County?
  • Is it on sewer or septic, and who provides the water?
  • Which schools does the district’s locator show for the address?
  • On the lake: which shoreline zone fronts the lot, and what does the Corps permit cover?
  • What does the HOA allow, including rentals?
  • What was repaired or replaced, and when?

You do not have to answer the school or city questions for the buyer, and you should not guess. Point them to the district’s locator and the parcel record. What helps most is having your own bills, permits and records ready, so the buyer can check quickly and keep moving.

Preparing to list

Fix what an inspector will flag, clear the paperwork above into one folder, and decide how you want showings to work. A price comes from recent comparable sales that an agent pulls for your street and home, not from a county average. We do not publish market figures on this site for that reason.

Questions buyers ask

Do the seller’s homestead tax caps carry over to me?

No. Hall County says the floating and base-year homestead exemptions do not transfer; when a home sells, its taxable value resets to fair market value for the buyer.

Who pays the property tax in the year I buy?

The owner of record on January 1 is responsible for that year’s tax, says the Hall County Tax Commissioner. Your closing documents decide who actually pays, so check them with your closing attorney.

What records should I gather before selling a Flowery Branch home?

Buyers will ask for the survey or plat, utility bills, septic records if the home is not on sewer, HOA documents and, for a lake home, the Corps permit file. The permit ends at the sale, so say so up front.
